Mission Viejo Welcomes Wholesome Choice Market to Former Hardware Store Location

A new specialty food market, Wholesome Choice Market, is set to open in Mission Viejo, California, taking over the long-closed Orchard Supply Hardware location. The company, a regional grocery store operator based in Orange County, has purchased the shopping center for $11.63 million.

Situated at 24011-24031 Marguerite Parkway, the Marguerite Center encompasses a total area of 51,312 square feet and is located on 3.42 acres. The shopping center was sold by Cadence Capital Investments, which acquired it for $12.5 million in 2007.

The deal was facilitated by brokers Kevin Fryman and Bill Asher from Hanley Investment Group, along with Michael Walseth from Walseth Investment Company. Despite facing complex challenges during the transaction, the brokers successfully completed the sale.

Current Tenants and Store Features

The Marguerite Center is currently home to several tenants, including Little Caesars, Leslie’s Pool Supplies, and Vista Cleaners. Leslie’s Pool Supplies has been located in the center for 34 years, while Little Caesars has had a presence there for 31 years. Notably, the building’s facade received an update in 2016, enhancing its appearance and appeal.

About Wholesome Choice Market

Wholesome Choice Market operates another location on Culver Drive in Irvine, where it specializes in Mediterranean and Middle Eastern food. Customers have left mostly positive reviews about the Irvine location on platforms like Yelp, praising the store for its diverse goods and specialty selections.

Retail Market Climate

The retail market in South Orange County is characterized by high demand due to its affluent demographics and strong household incomes. As new housing developments continue in the nearby areas, the demand for retail goods and services is expected to rise further, making it an opportune time for a new grocery store to enter the market.

The opening of Wholesome Choice Market is anticipated to not only fill a vacancy left by Orchard Supply Hardware but also enhance the retail options available to residents in Mission Viejo and the surrounding communities.

Conclusion

The establishment of Wholesome Choice Market at the Marguerite Center marks a positive development for the local economy, providing residents with access to specialty food items and helping to revitalize a previously unused space. The strategic location and offerings may attract new customers, further stimulating the area’s retail environment.
