Homes at Lotus will vary in size from 2,769 to 3,129 square feet and will offer options of three to five bedrooms and three to four-and-a-half bathrooms. Each house will also include a two-car garage. The Sapphire homes will range in size from 2,461 to 2,823 square feet, featuring flexible bedroom and bathroom layouts, also complemented by a two-car garage.

Prices for both neighborhoods are set to begin at approximately $1.6 million. Notably, one of the three floor plans at Lotus has already sold out, indicating a strong interest from potential buyers.

Community and Amenities

The launch of Lotus and Sapphire is part of the grand opening of the third phase of the Rienda community, which took place on June 22. In addition to Trumark’s developments, the Arrowleaf neighborhood, introduced by Shea Homes, will feature five-bedroom homes starting in the high million-dollar range. All three communities debuted on the same day, reflecting a significant expansion of housing options in Rancho Mission Viejo.

The Rienda village, where these neighborhoods are located, offers a range of community amenities designed to enhance the living experience. These include a 20,000-square-foot lagoon-style pool, fitness center, and playgrounds, all aimed at fostering a vibrant community atmosphere.

The Proposed Overall Development

Rancho Mission Viejo is undergoing a significant transformation, with plans for an overall development encompassing 14,000 homes and 5.2 million square feet of commercial space expected to unfold over the next 15 years. Currently, the Rienda phase is roughly 50% complete, with 1,250 homes built out of a planned 2,500. In addition to residential developments, plans for Gavilán Ridge, a senior living community, include 326 single-level homes catered to residents aged 55 and older, projected to start selling in 2026.

Historical Significance and Environment

Rancho Mission Viejo holds historical significance, dating back to 1882 when purchased by James Flood. As part of the development plan, a commitment has been made that only 75% of the land will be dedicated to open space or natural reserves, preserving the area’s natural beauty and resources. Existing neighborhoods include Sendero with 1,250 homes and Esencia with 2,800 homes, both of which have been completed.

Future Developments and Market Demand

Trumark is also planning new neighborhood developments in several other Southern California locations, including Chino, Chino Hills, Covina, Escondido, Loma Linda, and Redlands. Richard Douglass, representing Trumark, highlighted Orange County as a prime location for homebuilding due to a lack of master-planned developments and identified Rancho Mission Viejo as a top area for creating new homes.

The demand for housing in Rancho Mission Viejo remains strong, as indicated by the complete sell-out of the first phase of homes and nearly 70% of the second phase being sold.
